The SMART Difference
LoanInsights SMART is a fully automated, scalable platform that analyzes and values large mortgage portfolios, including Residential Mortgage Backed Securities (RMBS) and Whole Loans. The platform analyzes each individual mortgage in a given pool and determines whether or not it can be underwritten in today’s restrictive lending environment. The unique new solution identifies which loans are “in the money” and are therefore eligible for refinance “as-is.” It also accounts for current monthly payment levels and loan-to-value ratios that determine outcomes that force any “out of the money” loans to be in “in the money.”
A critical differentiator of the SMART platform is its ability to identify the property addresses and borrowers in a given RMBS issuance. SMART provides updated valuations on each individual property, and incorporates updated credit profiles and performance analysis of the borrowers. For those properties in bankruptcy or foreclosure, LoanInsights provides a loss severity assessment on each individual property, and the recovery rate for each loan.
Once the analysis has been completed for each individual loan, the findings are aggregated to provide an overall determination of value for a given mortgage portfolio. The analysis is fully automated, and can accommodate literally thousands of loans in a matter of minutes. SMART can also reassess a portfolio daily, accounting for any change in interest rates that may affect the transaction costs and valuation of a given RMBS or Whole Loan portfolio.
In addition to the SMART’s automated technology platform, LoanInsights offers pre-payment acceleration services to its partner and clients to increase liquidity and returns, and reduce the overall risk profile of a given RMBS issuance or Whole Loan portfolio.
